How long does it take to build a home?

  • Many factors come into the construction of a home.  The size of the home and the amount of features that you want to put into the home are very important.  The weather in Edmonton can cause several delays.  Cold weather can stop a basement, rainy weather can create mud and stop the finishing of the exterior.  We usually allow 6 to 10 months for a home to be completed for possession.

Where will we build?

  • Edmonton and area has several areas to build homes.  Most reasonably priced lots in Edmonton are small and in the outer perimeter of the city.  Consider tearing down a home and you could live in an established area.  Sherwood Golf and Country Club Estate lots are 1/3 acre lots with city amenities.  Riverstone in St. Albert is also a lovely estate area with city amenities.  Both communities are close to the city.

When can I landscape?

  • Most subdivisions require that a homeowner landscape their home within one to 2 years.  Each area has different rules.  The exterior of the home should be finished and the lot has to be graded.  The municipality in your area will inspect the lot to see if it is properly graded and then a grade certificate is given to the homeowner.  After you have received your grade certificate, you can landscape.  Rosecrest Homes will do the rough grade for your lot and apply for the grade certificate.  Some areas require landscaping to be done to their standards, including some trees and bushes.  Always check with Rosecrest Homes before starting your landscaping.     
  • After you have landscaped, you must call your municipality for a final grade certificate for your lot.  MAKE SURE THAT YOU ALWAYS SLOPE YOUR GRADE AWAY FROM THE FOUNDATION OF THE HOME.

How do I get a landscape deposit refund ?

  • When you purchased your home, you paid a landscape deposit.  A refund is given back to you after your front landscaping is completed.  Most areas do not require that all of your landscaping is finished.  If you have completed your landscaping to the requirements of the land developer, a form can be obtained either from the developer or from Rosecrest Homes that is filled in and submitted to the developer.  They will come and inspect and give your a refund of the deposit.

What is the difference between spec and presale homes?

  • Spec homes are homes that Rosecrest Homes has designed and built and then put on the market for sale, whereas a presale is a home that has a customer that wants to build a home exactly the way they want it and is willing to pay for it as it is being built.
